1. **Booking and Reservation**

1.1. All reservations are subject to availability.

1.2. A valid credit card is required to make a reservation, unless your payment has been made by bank transfer. A prepayment or a deposit may be required to secure your booking.

1.3. Check-in time is [16:00], and check-out time is [11:00am]. Early check-in and late check-out may be available upon request, subject to additional charges.

2. **Cancellation and Modification**

2.1. Cancellation policies vary based on the type of reservation and rate plan selected. Please refer to your booking confirmation for specific details.

2.2. Modification requests are subject to availability and may incur additional charges.

3. **Payment**

3.1. Payment for the room and an additional hold for the security deposit of £150 will be collected on the day of check-in, or up to 7 days before. We accept major credit cards and bank transfer. For payments made by bank transfer we require your return details to process it back to you following a damage inspection, and house rules have been followed during your reservation at the property.

3.2. You may be required to send us a valid government-issued photo ID and/or present the credit card used for booking upon check-in if payment is made in cash on arrival.

4. **Children and Extra Guests**

4.1. Children under the age of [3] stay free when sharing a room with adults. Extra beds or cots may be available upon request, subject to availability and additional charges.

4.2. Additional charges may apply for extra guests.

5. **Smoking Policy**

5.1. Our hotel is a non-smoking property. Smoking is prohibited in all indoor areas and balconies. A designated smoking area is outside the front of the building.

6. **Damages and Loss**

6.1. Guests are responsible for any damages to the property caused by any lead guest, or additional guests, attending the property during their stay.

6.2. Lost or stolen items should be reported to the Owner of the hotel/accommodation immediately. Empire Serviced Apartments are not liable for any loss of personal belongings.

7. **Pet Policy**

7.1. Pets are not allowed, with the exception of service animals as defined by applicable law.

8. **Privacy**

8.1. Empire Serviced Apartments, respects your privacy. Please refer to our Privacy Policy for details on how we collect, use, and protect your personal information.

9. **Liability**

9.1. Empire Serviced Apartments are not responsible for any injury, loss, or damage to guests or their property, except where required by law.

10. **Complaints**

10.1. Any complaints or concerns should be brought to the attention of the Managing Director or staff immediately for resolution.

11. **Miscellaneous**

11.1. These terms and conditions may be subject to change without prior notice.

11.2. Empire Serviced Apartments reserves the right to refuse service to anyone for any reason.

By making a reservation and checking in to the property, you agree to abide by these terms and conditions.
